Approved Pets:
1. Maximum of two (2) med/large dogs are permitted with approval of Landlord.
2. Tenants must obtain Landlord permission to temporarily care for any other pets such as foster animals or family members’ pets on the premises overnight. Pet-sitting for fees is strictly forbidden. Additional visiting pets may be on the premises only when accompanied by its owner(s) who are on premises as visitors.
3. All dogs must be neutered, house trained, and up to date on vaccinations. All animals must be free of fleas and ticks at all times to be considered approved pets. Upon move-in, tenants must provide evidence that each pet is neutered and up to date on vaccinations.
4. No animals are permitted with any history of aggression. An animal that displays aggression will not be permitted to remain on the premises even if previously approved. Tenants’ Responsibility for Their Pets: Tenants may NEVER keep any pets in the backyard unattended for any period of time when they are not at home. Dogs must be kept inside overnight; no dog houses are allowed on the premises. Dogs may never be outside unattended for prolonged periods when the temperature is below 50 degrees F or higher than 88 degrees F. If Tenants own a pet, the backyard gate must be locked at all times. Tenants may not leave pet food outside at any time; this is a significant attraction for rodents and wildlife.
5. Landlord DOES NOT guarantee that property fencing is free of defects and will contain pets. It is the Tenant’s responsibility to ensure fencing will contain pets.
6. Landlord DOES NOT guarantee that the property is free of snakes, spiders or any other plants or living hazards that my fatally endanger an unattended animal.
7. Tenants agree to keep their pets under control at all times, so that they don't disturb neighbors. Frequent noise complaints will result in immediate eviction if not corrected in appropriate amount of time.
8. Tenants must clean up after their pets, both inside their home, in all neighborhood areas, and other parts of your property.
Tenants’ Liability for Their Pets:
1. The Landlord will assume no responsibility for Tenants’ pets.
2. Tenants will obtain Renters’ Liability Insurance that DOES NOT EXCLUDE dog bites or injuries to others. Deposits and Fees for Pets:
3. The Pet Rent for dogs is $50/month and is nonrefundable.
4. Fees for damages caused by pets to the property requiring repair by the Landlord will be withheld from the security deposit.
If I keep pets, I agree to the above terms. If there is a change in pets, I will notify the Landlord immediately.
